A Framework for Optimizing the Level of Mechanization and Manpower in Construction Projects in Kenya

Mechanization has become a defining feature of modern construction, offering efficiency, precision, and cost savings. Yet, in Kenya, the extent of mechanization in high-rise building projects remains uneven and poorly documented. This study investigates the level of mechanization across major construction activities and develops a framework for optimizing the balance between mechanization and manpower. A mixed survey design was adopted, combining quantitative assessment of mechanization levels with qualitative insights from accredited site supervisors. Data were collected from 113 usable questionnaires across 125 randomly selected projects in Nairobi. Descriptive results revealed that more than half of construction activities (53%) rely on hand tools, while automated hand tools account for 31%. Concreting and site preparation emerged as the most mechanized tasks, whereas finishing works such as plastering, painting, and building services remain predominantly manual. Qualitative findings highlighted mechanization’s dual influence: it enhances safety, efficiency, and morale, but also raises concerns about accidents, job insecurity, and welfare erosion. Respondents proposed strategies such as smart systems, advanced tools, and safety monitoring technologies to optimize mechanization. The study concludes that mechanization in Kenya’s construction industry is moderate (47%) and unevenly distributed. It recommends policy reforms, structured training, welfare investments, and strategic deployment of mechanization to enhance productivity while safeguarding worker welfare. It also recommends the adoption of the proposed framework.
